Our Process
Initial Meeting:
We kick off the conversation on our website. Submitting a “Contact Us” form is the best way to get the process started. Then we begin with a pre-construction meeting where we bring our design team to discuss your ideas, desires, and expectations. Prior to the meeting we ask that you share any lot information, surveys, or house plans that will help us to identify if there are any potential issues with town restrictions, rules, regulations, and municipal easements. We will discuss our process & energy efficient solutions we focus on, similar projects, potential costs, and see if our schedules align. If our approach fits your budget and timeframe, we will start developing house plans.
Budget:
Griggs & Co. takes a transparent cost-plus approach with all clients regarding billing rates and materials used on the project. Throughout the project, we are providing our clients with a monthly detailed job tracking expense report of the labor and a copy of every receipt for materials used on the project.
Design & Pre-construction:
Griggs & Co. is a full service home builder with in-house design team that can draft detailed house plans. We retain copyright and ownership of the original plan documents and retain the copyright in the plans, which will ensure the house we design for you is exclusive. We also developed strong working relationships with local architects & interior designers and we will be glad to provide introductions to match your style.
Once plans are finalized, we fill out a comprehensive Specifications Book, cataloging all interior and exterior finishes for the project and obtain subcontractor and vendor bids. This is the most time-consuming process and we ask you to be patient while we are gathering the costs we will work with once the project begins. We will then provide you with a detailed, itemized cost break-down of the budget from permits and foundations to type of flooring, cabinets, and driveway. If everything meets your expectations, the construction contract is prepared and signed.
Schedule & Permits:
Since the permitting process depends on the backlog of a local permit office, we create a detailed project schedule once all permits have been issued. We review the schedule on a weekly basis and inform you of any changes that affect the completion date, be that backordered materials or weather-related issues.
Construction:
Construction process will be overseen by a Project Manager who will be on the job site daily. While framing is done by our in-house team, we monitor our subcontractors to ensure the work is completed to the highest specifications and on time. Throughout the process of construction we will keep you informed via email, text, calls, or site meetings.
Changes to the scope of work can be discussed verbally or via email, but always will be documented through a formal Change Order. While this Change Order may or may not have the cost associated with it, it will most certainly affect the schedule.
Keeping the job site clean is one of our highest priorities throughout the process of construction. We own a fleet of mobile trash dumpsters that help keep the cost down for debris removed from the project throughout construction/remodel.
Project Completion:
When the project is completed, we create a punch list to address any minor issues throughout the house. We then schedule on-site meeting with the homeowner and have a detailed walk-through to add items that come up during the meeting. Once the punch list is completed and Certificate of Occupancy is received, final payment is due.
